Every inbound request scored against your written rules the moment it lands — emergency, urgent, routine. Emergencies skip the deflection loop entirely; we do not talk a resident out of a real problem to protect a metric.

Dispatch goes to your first-choice vendor with scope, access notes and spend limit attached. No confirmation inside your window and it moves down the chain automatically, before anyone notices they went quiet.

Before any paid vendor is engaged, the layer checks manufacturer warranty, home warranty and whether a recent order is still inside its callback window. The cheapest repair is the one you do not pay for twice.

We are not out-engineering the maintenance platforms

There are well-funded products doing AI maintenance triage, and they are good at it. If a per-unit software utility is what you need, buy one. What they do not do is run your process, own your exceptions, or answer for the vendor who never showed. That is the gap we fill, and it is a different purchase.

Deflection is not the goal

A high self-resolution rate looks good on a dashboard and can mean the system is talking residents out of real problems. We tune for correct classification, not for suppressed tickets, and emergencies bypass the troubleshooting loop entirely.

It does not replace the seat

Every deployment still has a named human accountable for what the rules cannot handle. That is why this is priced as an add-on rather than an alternative — and why we decline to sell it standalone.

Is this software we buy, or something you build for us?

Neither, exactly. It is a layer we build on top of the property management system you already run, configured to your severity rules, vendor bench and escalation preferences — and then operated by your coordinator. You are not buying a product licence and you are not commissioning custom software you then have to maintain. If you leave, the rules and routing stay documented and yours.

Do we need a coordinator to buy the automation?

Yes, and that is deliberate. Automation without someone accountable for the exceptions just moves the failure point — the tickets it cannot classify, the vendor who does not respond, the resident who escalates. Every property manager who has bought triage software alone still owns those. We sell the layer as an add-on to a seat because that is the only configuration where it actually reduces your workload rather than relocating it.

What does the AI actually decide?

It classifies and routes; it does not judge. Severity scoring against your written rules, trade identification, duplicate merging, warranty and callback-window checks, vendor matching by trade and geography, and drafting the outbound messages. Anything ambiguous, anything with a cost implication above your limit, and anything a resident will remember goes to the coordinator. We do not automate the judgement calls, and we would be suspicious of anyone who claims to.

How much does the automation layer cost?

From $499 per month as an add-on to any coordinator seat, depending on how many routing rules, integrations and reporting surfaces you need. It is not sold standalone. Build-out happens during onboarding and is included — you are paying for the layer to be run and maintained, not for a one-off setup project.
